A joint tenancy can be terminated in various ways, such as through a court judgment, mutual agreement between the joint tenants, or if one joint tenant transfers their property interest to a third party. Once the joint tenancy is terminated, the joint tenants become tenants in common. As tenants in common, they possess similar ownership rights over the property as they did when they were joint tenants, with the exception that their ownership interests do not include the right of survivorship.
